Building a JOINT is a Straightforward Process

Our three stage process is focussed on finding the right solution for your needs to enable delivery of your project with the minimum of fuss.

We will ask a series of questions to determine if your needs can be met by our modular system and if you are a candidate for a JOINT.



We commence research  around the legislative controls on your proposed site and prepare a report based on our findings.

We meet you onsite to review access, site factors and discuss in more detail your brief and budget.

You need to provide a current Section 149(2)+(5). These certificates are generally available online through your local Council website.

Consultation fee $650 + GST + Travel if required

Pending the outcome of this consultation, we commence the process of designing and building your JOINT.


Stage 1 - Design

Our detailed site analysis and investigations into the specifics of your site inform our design, as do your budget and brief. 

Included in this stage;

Measure up if required. Integration of council constraints and statutory controls.

Coordination of a full survey (cost not included in the design fee - based on the size of your site).

Review all service connections.

Next we choose from the JOINT Module selection based on your requirements and begin design work for your JOINT.

A plan and 3D view of your JOINT are provided to you alongside a cost guide and a recommended approval pathway.

Design fees FROM $6,500.00 +GST are determined by the scale of your project. 

Included in this fee is one design review with changes and an update of your plans. All major additions and variations beyond this are charged at an hourly rate as per our current schedule - $165/hr + GST.


Stage 2 - Approvals

A set of drawings is prepared for planning approval.

The extent of drawings required depends on the particularities of your site and the Council or certifying authority involved. There are two possible approval pathways.

Complying Development - a fast tracked simplified application process for sites and designs that meet prescribed regulations and are assessed by a private certifier.

Development Application -  approval process through your local Council.

Concurrently the design is costed in detail, ready for contract signing. 

During this stage we work with you to determine the level of fit-out, i.e fittings, fixtures, finishes, joinery and appliances desired.

A fixed price building contract is signed prior to lodgement - once the approval becomes active, your project is ready to start construction.

Stage 3 - Construction

Site works begin as we prepare the ground for your JOINT. The extent of ground works required depends on the soil conditions, chosen floor type and site conditions.

Construction and prefabrication of your chosen modules commences in our workshop.

Transportation of the modules to site where our team begin assembly and the fit out. 

Upon completion your JOINT is signed off and handed over to you to enjoy.

Costing a JOINT Modular is based on the modules selected, site conditions and council constraints.
