JOINT Modular is an integrated design + build company founded on the understanding that thoughtfully crafted, small, sustainable buildings can enhance lives.

JOINT Modular offers a range of activity based modules to support everyday living requirements - sleeping, bathing, eating, cooking, creative studios, retreat and gathering spaces.

The spaces are arranged by an architect to suit the specifics of the site and support the desired activities and budget. The semi prefabricated process managed by our building team facilitates an efficient and swift construction process.

From the micro studio to a self contained Granny flat or home office. Perfect for a pottery wheel or Yoga studio, through to single or double bedroom secondary dwellings for a teen retreat or rental accommodation, to entire houses or resort type accommodation, JOINT Modular delivers delightful, liveable buildings.


JOINT modular proudly received two awards at the NSW Institute of Architects Country Division Conference 2017.

Our award entry explained our intent with Liz' lovely Garden Studio. Recent years have seen a surge in demand for secondary dwellings as housing affordability and population increase have seen many reassess the value and potential utility of their property.

In response to this demand, Joint Modular has been formed by the architects in partnership with a builder to offer a design-lead construction service. A modular, semi prefabricated building system has been developed, with various user options to accomodate differing budget requirements. Its tight planning principles allow Joint to offer affordable housing of high design quality.

This small garden home is a free standing pavilion, set on the south boundary of an existing home. Separated by an active food forest and vegetable garden, it makes the most of a sunny outlook and views to the Illawarra escarpment.

Its red coloured concrete slab provides thermal mass, while the expressed hardwood structure and plywood clad wall panels add warmth. All joinery and fixtures have been custom made of ply and hardwood to suit the 1200 mm wide modules.


JOINT modular won the award for the most exemplary project of the year in any category, the James Barnet Award. The Jury citation : ‘The Joint is a project that the jury felt is exceptional on account of its ambition, method of delivery, social ethos and high level of design resolution. This architect-builder collaboration provides an affordable dwelling of a design standard rarely seen in this sector. The simplicity of the construction, attention to detail and delightful outcome make this project a worthy winner of the 2017 James Barnet Award.’

We also won an important recognition of our efforts in the category of Residential Architecture – Affordable Housing (under $350,000) .The jury citation: ‘Joint Modular is an innovative, initiative formed by the architect with a local builder to deliver a design-led construction service for affordable housing. The modular, semi-prefabricated building system developed by Joint Modular continues to evolve from project to project through the process of learning by making. The net benefit of this refinement of the design and construction is to bring a highly resolved building within reach of more modest budgets. The building is robust and low maintenance. Fibro shack materials are combined with double glazing, insulation, thermal mass and roof overhangs to achieve a high-performance building.
